Buying land in the Dominican Republic
A plot lets you design and build exactly what you want. It also means more checks: title, boundaries, access, utilities and what you are allowed to build.

Where is land available?
Land comes up across every area we cover, from small residential lots in established neighbourhoods of Sosúa, Cabarete and Las Terrenas to larger hillside and rural plots around El Limón, Las Galeras and Cabrera. Ocean-view hillside plots and flat lots near town each have their own trade-offs in access and building cost.
Turning a plot into a home
Before you buy, picture the whole project. Steep slopes may need retaining walls, rural plots may need a road, a well or a power connection, and building permits come before anything else. A local architect and engineer can tell you early whether your plan fits the plot.
Title and boundaries
Land is where careful checks pay off most. A clean, registered title, an approved survey (deslinde) and clear road access are the foundation of a safe purchase. Your lawyer should confirm these before you pay a deposit.
Buyer questions
- What should I check before buying land?
- Confirm a clean, registered title, an approved survey, legal road access, and whether water and power reach the plot. A local lawyer should run these checks.
- How long does it take to build?
- It varies with the design, permits and contractor. Plan for permits first and allow extra time for the rainy season and material deliveries.
- Land or a finished property?
- Land costs less up front and gives you control, but building takes time and supervision. A finished home lets you move in or rent sooner.
