Buying a condo in the Dominican Republic
Condos and apartments are often the simplest way to own near the beach or town, with shared pools, gardens and security. Monthly community fees cover the shared areas.

Where are condos most popular?
Condos are concentrated where people want to walk to the beach and restaurants: central Las Terrenas and its beach neighbourhoods, Cabarete's beachfront and Sosúa's town and coastal developments. Smaller towns have fewer buildings, so the choice is narrower but quieter.
What makes a good condo building?
The building matters as much as the apartment. Look at how well the common areas are kept, how the administration is run and whether there is a reserve for future repairs. Ask how water, power backup and security are organised, and how many units are used as holiday rentals, because that shapes daily life in the building.
Condos as a holiday home or investment
A condo is easy to lock up and leave, which is why many part-time residents choose one. If you plan to rent it out, check the building rules first and think about who will manage bookings, cleaning and maintenance while you are away. Rental income is never guaranteed.
Buyer questions
- What do condo fees cover?
- It depends on the building. Fees usually cover shared areas, security and gardens, and sometimes water or a reserve fund. Ask for the current fee and the latest accounts.
- Can I rent my condo short term?
- Some buildings allow short-term rentals and some do not. Read the building rules before you buy if rental income matters to you.
- Is a pre-construction condo safe to buy?
- It can be, with care. Check the developer's track record, the permits, the payment schedule and what happens if the project is delayed.
